We did extensive research when choosing on online platform for the management of our properties. Hemlane was one of the only platforms that we felt truly protected on, as landlords who are conscious about legal concerns around allowing online payments. But we also greatly appreciate that the software is easy to use for our tenants, and so far, they really appreciate the functionality of it! It’s made communication and processes so much more seamless!

Pros

Being able to provide my tenants with a secure platform for online payments and communication has made our operations so much more seamless! The customer service has been exceptional, and there are so many other features we are still learning, ad have yet to implement. What a great value for our money as a small business!

Cons

The financial features are still basic, but I appreciate their compatibility with QuickBooks and other software.

My experience working with Hemlane is great. I recommend it to other Realtors like myself and investors interested in rental properties.

Pros

The Hemlane platform is easy to use. It helps me manage the properties that I manage for my clients. The best part of Hemlane is the people. From the [sensitive content hidden] to the maintenance coordinators, they are all friendly and helpful. You can tell that they want you to succeed. They respond on weekdays and weekends to make sure all is well. I really enjoy working with Hemlane.

Cons

There is very little that I don't like. I can't think of anything at the moment.

The set up is easy and pretty much smooth if you are great with digital online sites and apps. I would suggest Hemlane if you just want to get your rent collected. You are better off getting a professional on your own if you need anything else from them and their are a lot of apps and services out their much cheaper for this . They try to seperate themselves online as a better alternative to ripoff property management companies but they are no better and should not offer upgraded services that they cant stand by. STAY AWAY IN MY OPINION IF YOU NEED MORE THAN RENT COLLECTIONS.

I like that the software had great reviews online that I now feel are paid for or fake. I lke that they give different opitons. That is the great part about the entire service.I like that you can call someone when you need to resolve and issue. IF you don't agree or want anytype of refund that will email you marketing and send your phone number to voicemails

Cons

They don't give you any type of guidence on how to use the app. You have to figure out everything and that is becasue they hope to mislead landlords in my opinion.They make you get their highest plan in order to inquire ther real estate agent services.They are misleading about their real estate agent services.They require you to get their lockbox and never explain that an agent will not be involved when showing your property.They will not let you remove your payments and will try to charge your bank accounts first to avoid chargebacksThey feel moody and annoyed when you call them about problems or questions. They will not work with you if it is a misunderstanding.

Overall experience has been excellent. Very happy with customer service. From the sales, leasing, and tenant management team, everyone has been very responsive and effective in handling all my concerns.

Staff is very responsive and work to resolve any issues. Platform has a lot of features and very good

Not much that I don't like. Software is sometimes a little difficult to navigate, but it is relatively new to me so it should get easier going forward

Really good. Lots to explore. I have already attended a webinar discussing self management. Thanks to[sensitive content hidden] etc.) I have now progressed to self management of my out of state property several months ahead of schedule.

Pros

[sensitive content hidden] the Manager and [sensitive content hidden] at Support were both fantastic.

I was in a very sticky situation with my Property Manager who was terrible, and wasn't doing her job. It took quite a few phone calls over several weeks to fix the situation, that required some finesse, and [sensitive content hidden] were up to the job! Thank you so much.

Cons

Really not too much. I liked the webinar about self management. I don't know if I would trust all potential renters to return the property key 100% of the time, and not damage the property in any way (I know, very conservative approach), but I am open to learning more.

Cons

Hemlane could have a little more flexibility in the automatic questionnaires prospective tenants receive when they first inquiry. Or we—users—should be able to customize those initial questions. For instance, Hemlane asks whether the inquirer has a "pet." Since service animals are not considered "pets", that question could be misleading when screening someone. While having a service animal is totally fine, some prospective tenants might lie saying they have a service animal when in reality they are actually trying to sneak a pet in. A better question would be: "What animals do you have?"

I am paying much less each month with Hemlane and enjoying the experience much more. I am still learning to use the system but I do not feel I need to pay a tutor to help me learn. It is much more user friendly, and the support I have received from [SENSITIVE CONTENT HIDDEN], my primary contact, and other support members has relieved stress I was once feeling.

Pros

The support I have received from [SENSITIVE CONTENT HIDDEN] from day 1 has been phenomenal. I appreciate how I am always able to schedule a meeting with [SENSITIVE CONTENT HIDDEN] within a day or two, if not the same day. I love that I can send her an email ( and receive a reply) when a question comes up for me, but an immediate answer is not required. She still gets back to me in a timely manner. I am still learning the software, but its much more user friendly, than my previous property management property.

Cons

I am not sure that the financials tracking aspects will prove to be what I would like to have overall. But I am sure I will be able to work around that if necessary with [SENSITIVE CONTENT HIDDEN] help.

Easy for tenants to navigate. Takes care of all the aspects of the property management. Love that I don't have to deal with money. All documents in the right place. Useful for screening tenants.

Cons

The best part I like about Hemlane is Tech Support. The staff is knowledgeable, easy to reach, friend and always promptly solves my problems and answers my questions.

Cons

Tach support is not available evenings and weekends, but it's not that big of a deal

I really enjoyed the number of leads I got right away and the notification system when someone was interested in a showing. The tenant tracking system also worked great and easy to follow.

An absolute amazing self management property software that saves both time and money when trying to fill qualified tenants into your properties. This software makes handle a property so much easier especially for landlords start out.

As a business and for the platform for our tenants I would give it 5 stars . Once you learn to navigate the system it is pretty user friendly and as I mentioned the tech support is top of the line !

Pros

Hemlane is GREAT for smaller companies in real estate who have under 50 doors. It has a ton of great features that allows us to keep in touch with our tenants, process their payments on line , assign and track work orders upload all their documents so we both have access to them , and so many more features. Their support staff is also AMAZING !!! Every time I reach out and have a question if my call isn't answered right away I receive a call back the same day . The tech team is always so friendly and knowledgeable . It's always a good experience talking to them .

Cons

It dose take some work when you are changing platforms to get everything switched over. I have also had some issues with "older" tenants who may not have a lot of computer experience trying to get their on line rent payments set up , but they always seem to get it accomplished . I will also refer them to the support team to help them if needed.

Very strong experience. I didn't think I could effectively manage my units electronically and had been with property management for several years. As it turns out, I'm disappointed in the quality of PM in the industry and I (using Hemlane) can do a much better job.

Pros

Very easy to use and tenants love it. The software options are intuitive and, in case of issues, the customer support is very professional and prompt.

Cons

I haven't found anything egregious - sometimes maintenance response can be a bit slow but that's usually because they're trying to coordinate between myself, the tenant, and the repair organization.

Overall, Hemlane has given tenants more options for paying rent, people are able to put down a security deposit from out of town (military typically), and people are seeing our advertisements from so many different platforms. It has also helped us keep track of rent better and has given us an easier way for tenants to put in workorders.

Pros

I really like the ability to put available apartments up on so many advertising plat forms with the ease of pushing the "advertise" button. We are able to easily get a large number eligible of applicants within a couple days, and usually the units are rented out within a week or so. I also love how easy it is to message all tenants in a mass message - or even just message one tenant really fast. This has been great with maintenance and workorders.

Cons

Some of the financial stuff was hard to figure out and can still be difficult. Reconciling the hemlane payments to the bank and into QuickBooks gets hard sometimes. It would be nice if there was a way it would all link so I wouldn't have to search each payment reference number.

Good. Hemlane has satisfied the following needs I want in my day to day operating business as a property manager - marketing, leasing, rent collection and maintenance request

Pros

Software is available on both desktop and mobile devices with same functionality. Ease of usage and good value for the top priority functionalities that I need the most using a property management software for small size property owners. This includes marketing, leasing, rent collection and maintenance request management. I have not fully experienced the leasing interfacing aspect with clients so I am looking to explore the leasing capability.

Cons

When an operation fails to perform, it simply prompt an error message. I would like the software provides more assistance to user by giving them more information what triggers the error message and how one can fix it themselves. I have been reaching out to support for assistance each time this takes places. I am amazed the responsiveness I received from support team so far. But I can foresee this support model will not last as more users using the software. Sometimes, it can be due to lag time for the information to commit at the backend database that triggered the operation error. The reason why I said that is I received response from support team letting me know they are not sure why I will receive an error but they were able to complete the operation without the error.
